For sellers who already have candidates

The Agent Evaluation Report

You did the hard part — you interviewed two or three agents. Now you're holding different fees, different marketing plans, and different pricing opinions. This is the decision tool for that exact moment.

What you get

  • Every candidate run through the full Agent Match Scorecard — relevant nearby sales, pricing outcomes in context, itemized fee and services, team structure, communication, references.
  • Proposals normalized so a 2.5% basic package and a 3.5% full-service package can be compared on substance, with the dollar difference made explicit for your price point.
  • A written recommendation with the reasoning — strengths, trade-offs, and the questions still worth asking each finalist.
  • Delivered within three business days of receiving every candidate's proposal.

What it costs

A flat fee, quoted in writing before we start: $795 for homes up to $2M, $1,495 above. At or near the line, we quote the lower tier. The quote you approve is the amount you pay — and because it doesn't change based on your choice, the report has no reason to steer you toward anyone. If, after the intake call, the evaluation isn't a fit for your situation, you pay nothing.

The report is yours: share it with your attorney, co-trustee, family, or the agents themselves. Delivered within three business days of having every candidate's proposal in hand. See a complete sample report before you decide.

Why we charge for this one. When agents you found yourself are hired, no referral arrangement exists — so a matching service that offers to "help" at no charge in this exact situation is quietly motivated to talk you out of your own candidates and into its network. Charging a flat fee is what keeps the analysis honest. If we separately introduce a new candidate and you hire them, standard referral terms apply and are disclosed in writing.

How it runs

  1. Send what you have. Listing proposals, agent names, or both — even rough notes from the interviews work.
  2. One short call. We confirm your priorities so the comparison is weighted to what you actually care about.
  3. We verify and normalize. Production data, references where possible, and every fee itemized to what it includes.
  4. You get the report. Side-by-side grid, written interpretation, recommendation. You decide.

Add the agents I'm already considering

Selling in the East Bay? That's my own market — I'd be a candidate, not a neutral referee, so the report isn't offered there. Here's exactly how I work in my own market, scorecard included.

You're never obligated to hire any agent we evaluate or present, the decision to hire is solely yours, and we're not a party to any agreement you sign with an agent. Our comparison supplements — never replaces — your own due diligence. Full details: terms & service disclosures.
