Relocation

Two agent decisions. One deadline. One process.

Selling in one market and buying in another is the hardest version of the agent problem: the two hires have to work as a system — timing, contingencies, and proceeds all connect. We source and vet both sides from a single intake.

Why relocations go sideways

Most relocating households pick a listing agent from their neighborhood and let a portal assign them a buyer's agent at the destination — two strangers who never speak, working two calendars that must land as one. The listing agent doesn't know your close date depends on a home 800 miles away; the buyer's agent doesn't know your budget depends on proceeds that haven't been negotiated yet. Every relocation horror story lives in that gap.

How the coordinated match works

  1. One intake, both sides. Your timeline, both markets, the dependency between them — sell-first, buy-first, or bridge — captured once.
  2. Two vetted shortlists. A listing-agent comparison for the market you're leaving and a buyer's-agent comparison for the one you're entering, each built on the published scorecard (and its buyer-side counterpart), typically within about a week.
  3. Sequencing on paper. The report states the plan both hires are being asked to execute — what lists when, which contingencies protect you, what happens if one side runs long — so both finalists respond to the same playbook in their interviews.
  4. You choose both. Two independent decisions, made with the same evidence standard, by you. No obligation on either side.

Sell first or buy first? The honest answer is that it depends on three things you can actually assess: your equity position, your carrying capacity, and how competitive each of the two markets is. The guide walks through it: Should I sell my house before buying the next one?

Cost: the same as everything here — no added cost to you on the referral path. Each hired agent's brokerage pays a referral fee out of the agent's side at closing, at one fixed standard, disclosed in writing. Two sides, same rule, zero of it added to your costs.
